Every opinion we write lists what it is based on. That sounds like a small thing and it is the whole product. A valuation without comparables is a number somebody has decided to say, and it cannot be argued with, checked or used in a negotiation. Ours names the lettings or sales it leans on, when each one happened, and where it differs from your property.
For a flat the things that actually move a rent here, roughly in order: the ward, the floor together with whether there is a lift, the number of bedrooms, how water and electricity are metered, whether it is furnished, the state of the bathrooms, and somewhere secure to leave a motorcycle. The view matters far less than people believe and the age of the building matters more, because of what age does to the tanks, the pipes and the roof.
For a rent review on a sitting tenant we will also tell you what we think the risk of losing them is, in months of empty flat, and put the two numbers side by side. Raising a rent by eight hundred rufiyaa and losing two months is a loss, and it happens every year to landlords who never did that arithmetic.
What we do not do is produce a valuation for a purpose it cannot serve. If you need a figure for a formal process, ask whoever needs it what form they require and who they accept it from. We would rather say that than sell you a document that gets refused.
