Naqsha Design Studio House plans, elevations, interior visuals and branding, drawn properly and drawn once

A second opinion that found three missing drawings

A drawing set about to go out for pricing, and the two pages that stopped a variation on site.

A client with a complete looking drawing set from another studio, a contractor about to price it, and a nagging feeling that something was thin.

We read it for 1,500 rufiyaa and wrote two pages. Three things were missing and one was wrong. There was no window and door schedule, which means a contractor prices whatever glazing they prefer and the client discovers the difference at handover. There were no bathroom pipe positions, so the plumber would have set out the wet areas himself. There was no staircase detail, and when we drew the stair at full size from the plan the top riser came out forty millimetres different from the rest, which is a trip hazard and a rebuild.

The wrong thing was the section, which showed a floor to ceiling height that did not match the plan after a late change. A contractor working from the section would have built one floor eighty millimetres lower.

The client took the report back to the original studio, who produced the three drawings and corrected the section without argument. We were not asked to redesign anything and we did not offer to.

On a house of that size, the stair alone would have been a variation of somewhere around twenty thousand rufiyaa.
