We act on sales and purchases of land and flats, on registration, and on leases of every length from a shop unit to an island.
The search matters more here than the contract. We check who is on the register, what is mortgaged, whether the building has the permissions it was built under, and whether anybody else has a claim on the use of it. That work is unglamorous and it is the reason our property files rarely come back.
For leases we look hard at rent review, assignment and what happens at the end of the term, because those three clauses are where a twenty year lease either works or does not.
