You have a drawing set from somewhere else and a contractor about to price it. We will read it properly and write you two pages on what is missing.

What we look for is the things that cost money on site rather than matters of taste. Whether the sections agree with the plans. Whether the staircase works at full size, which is the single most common fault. Whether the bathroom layouts have pipe positions. Whether there is a window and door schedule at all, since without one a contractor prices whatever they like and you find out at handover. Whether the setbacks and coverage have been checked against the plot rather than assumed.
We have done about thirty of these and only two came back with nothing to report. That is not because other studios are careless. It is because a set that is fine to look at can be missing three drawings that a builder needs, and the person who discovers that is usually the client, on site, in month four.
We will not redesign somebody else's house in this report and we will not tell you their design is bad. If we think it is, we say the design is a matter for you and stick to what is missing.
